Advice for landlords

Landlord accreditation

The Preston Accredited Lettings Scheme (PALs) is a voluntary scheme working in partnership with the private rented sector, helping to create a better working relationships and offering advice and help on a wide variety of subjects relating to housing within the city of Preston.

Accredited landlords agree to adhere to a code of conduct relating to management as well as the physical condition of their privately rented accommodation. The purpose of a voluntary accreditation scheme is to recognise landlords who manage their properties to a good standard. More information can be found on the DirectGov accreditation schemes pages.

Members of PALs benefit from the status as being publicly identified as a good landlord. Tenants can also benefit by knowing that, if they choose to rent from an accredited landlord, their accommodation will be in good condition and the tenancy will be managed to a good standard.

We are a member of the Accreditation Network UK (ANUK). ANUK aims to influence national policies and strategies relating to accreditation and encourage consistency in local authorities' enforcement policies.

We are also a member of the Authorities and Landlords Improving Standards Together (A & List) group. This is a North West accreditation and private rented housing partnership consisting of 33 local authorities, landlord associations and support agencies. The main aim is to improve standards in the private rented sector and raise awareness of landlord accreditation schemes and landlord licensing within the North West.

Tenancy management

We offer free advice and guidance to landlords on all tenancy related issues. Legal documents such as tenancy agreements, Notice to quit, section 8 and section 21 are also available to purchase, for a nominal cost.

See the documents section for some guides for landlords.
